We’re accepting applications for the position of Property Specialist and Landlord Relationship Manager. The purpose of this position will be to build and maintain good business relationships with landlords, obtain consent from landlords for the transfer of existing lease agreements, manage and renew lease agreements, engage with stakeholders such as government bodies and associations, implement a leasing strategy with the aim of maximising onward tenancies and cost containment in the long run, obtain landlord consent, facilitate the timely renewal and renegotiation of rentals, attend regular site meetings, facilitate dispute resolution ensuring business continuity and prevent site lockouts, and many other functions.
Positions are available in various locations, including Gauteng, KwaZulu-Natal, Port Elizabeth, Western Cape, Bloemfontein, Mpumalanga and Limpopo.
Duties and Responsibilities:
- Building and maintaining strong business relationships with landlords aligned with objectives
- Engaging stakeholders with relevant government bodies and associations to strategically position the company for long-term objectives
- Implementing a leasing strategy to maximise onward tenancies and control costs in the long run
- Obtaining landlord consents as required
- Ensuring timely renewal and renegotiation of rentals, with a focus on reducing rental costs
- Handling lease amendments and addendums
- Facilitating communication between the company, landlords, and contractors
- Resolving disputes to ensure business continuity and prevent site lockouts
- Providing support for site activities, including upgrades, through close coordination with landlords
- Supporting the securing of Right of Way for Mobile Network Operators (MNOs)
- Assisting in site acquisition efforts when needed
- Effectively managing and engaging stakeholders
- Monitoring ground rent costs and lease expiry profiles
- Resolving queries within a reasonable timeframe
- Negotiating and finalizing leases
Minimum Requirements:
- At least 3 to 5 years property negotiation experience
- At least 3 to 5 years experience with properties and base stations
- Relevant 3 year Degree or National Diploma in Propert, Town and Regional Planning, Law or Construction Management
- Understanding of business principles, the Health and Safety Act, etc.
- Very strong negotiation and dispute management skills
- Strong understanding of contract management and the telecommunications envirnment
- Own car and valid driver’s license
